Buyers driving by a listing can now send a text message and receive a link to information about a specific listing on their phone. No more having to get out of the car to fetch a brochure only to find the brochure box empty.

Local home prices outpace U.S.

Over the last year San Diego County home prices have appreciated 6.2% while the national average was 5.2% according to the S&P/Case-Shiller Home Price Index reported in the San Diego Union-Tribune.

U.S pending homes sales decline

BloombergBusiness reports on National Association of REALTORS statistics showing a decline in their index of pending home sales of 0.9% across the country. “The pullback underscores concern raised by the slump in sales of existing homes last month, which the real-estate agents’ group argued was primarily caused by new mortgage-lending rules that delayed closings. Rising prices and a limited supply of properties on the market are also playing a role in holding back buyers, making for a slow recovery in housing. ”

“The S&P/Case Shiller composite index of 20 metropolitan areas gained 5.5 percent in October on a year-over-year basis compared with 5.4 percent in the year to September,” as reported in REUTERS.

Rates drop despite Fed hike

Chicago Tribune article provides a good explanation of why home loan rates don’t necessarily go up when the Federal Reserve raises their short term interest rate.

San Diego home values up 5.6%

According to a report by the state Board of Equalization San Diego home values rose by $23 million according to an article in the San Diego-Union Tribune. “For five consecutive years, the assessed value of all California property — including non-housing property — has increased, which the board attributed to an improved real estate market.”

U.S. pending sales slow in November

USAToday article National Association of REALTORS statistics showing, “The rate of existing-home sales fell to its lowest pace in 19 months, according to the National Association of Realtors. Sales fell 10.5% on a seasonally adjusted basis to an annualized rate of 4.76 million, compared to 5.32 million in October.” Median sales prices were up 6.3%.
